What is a Perk Test?
A percolation test (from percolation, colloquially called a perc test) is a test to determine the absorption rate of soil for a septic drain field or “leach field.” All lots must be perked to be approved building lots. The perk determines the number of bedrooms and bathrooms allowed. Drilled wells are required in Frederick County lots (not Washington County).
Can I move forward with South Mountain if I have an existing home to sell?
Yes. Some people choose to stay in their existing home until the new one is built, or sell their home and rent a place before moving in. Your lender will be able to provide you with details.
What is custom home building and how long does it take to build my South Mountain home?
With our average process lasting three-four months, we can build a one-of-a-kind home designed for a specific client and a particular location.
When will I meet my builder?
Being accessible to clients is important for building strong relationships and curating a pleasant experience. Tim meets with each client and works with them through every step of the building process. When a client calls day or night, weekday or weekend, they will always speak directly to decision-maker Tim Doreen.
What type of warranty does South Mountain offer on their homes?
Every home we build is backed with a one-year warranty. If something goes wrong in the first year of being a South Mountain homeowner, we will make it right. For further peace of mind, we also offer a ten-year warranty.
Who takes care of permits?
We handle all permits taxes, inspections, compliance with local codes, etc. All of these services are included in the price of building our home.
Does the square footage include the garage?
Usually, yes. Square footage is composed of the first and second floor, and unless the garage is over-sized it is included.
Do I need a Real Estate agent to buy from South Mountain Builders?
We do not require you to have a real estate agent to purchase a home from us. If you choose to have one, their fees will be built into the overall cost of your home.
Do you have references?
We understand that buying a home is a major commitment, which is why we provide references and give tours of finished homes, and projects under construction to give clients a better understanding of how we work.
